Saddle Road Precinct

We have received funding from the NSW Government's Reconstruction Authority (RA) to advance future housing in the Saddle Road Precinct.

The Saddle Road Precinct is located west of the Pacific Highway, near the north Gulgan Road exit, Brunswick Heads.

The Precinct is expected to provide about 1,500 new homes. It will help us meet the housing targets under the North Coast Regional Plan 2041

This target states that we must deliver 4,522 homes for 8,590 people in the next 20 years.

Initial planning work 

The initial planning work funded under the RA grant is expected to be completed within 12 months. 

It will be delivered in 3 parts:

  1. Assessment of Aboriginal Cultural and Landscape Values (commenced)
  2. Infrastructure Priority Plan (commenced)
  3. Precinct Structure Plan.

Planning Proposals to rezone

Following this initial planning work, applicant funded planning proposals to rezone parts of the Precinct, excluding Site B1, will be staged.

This will be in accordance with the Precinct Structure and Infrastructure Delivery Plans. 

When will housing be delivered?

The Precinct is a medium to long term site in our Residential Strategy.

This Strategy provides:

  • 5 to 10 years for more detailed planning studies and development applications 
  • 10 plus years before housing starts to be delivered.

Site B1 Planning proposal

Planning for rezoning of Site B1 is well advanced. 

This site is an immediate to short term site which is expected to deliver housing in 3 to 5 years. 

We will publish information about these works on our website as they progress.  

Funding

We have received $300,000 to fund this work from the NSW Reconstruction Authority’s Resilient Lands Program.
