The subdivision process
To subdivide land the following must be registered with the Office of the Registrar-General. This comes under the Conveyancing Act 1919:
- Plan of subdivision
- or a Strata Plan
- or a Strata Plan of Subdivision within the meaning of Strata Schemes Development Act 2015.
Subdivision of land does not include:
- a plan of consolidation
- a plan of identification
- a miscellaneous plan within the meaning of section 195 of the Conveyancing Act 1919.
A strata plan or strata plan of subdivision generally cannot be registered in LPI unless it has a strata certificate issued under part 4 of the Strata Schemes Development Act 2015.
